Recommending A Good Home Renovation & Repair Contractor To You

Hi there, dear friends 😀 

For the past thirteen years of staying in our current house, we had gone through three contractors – the first one renovated the whole house before we moved in, while the other two were sought to address our roof leaks problem which began right after we moved in. All three contractors tried to fix the problem but none were successful.

I asked  my friends to recommend their contractors but they said theirs were not good and reliable, too. So, my family just closed a blind eye to the leaky roofs – we tolerated the leaks as they were over  the two bathrooms on the top floor of the house and the water ran into the shower areas. 

However,  recently my bedroom ceiling developed a leak and with this year being a really wet year so far, with rain on most days, my husband and I couldn’t have peace of mind every time it rained and we saw the water running down the wall.  

Sigh…I had to look around for a new contractor and I asked my friends to recommend me theirs, but unfortunately, they didn’t dare to recommend their contractors to me because they were not happy with their contractors’ work either. Their “after repair/renovation work service” were terrible. Some contractors even ran away with the deposit money that one of my friend put down for repairing her leaking roof. 

Finally, I persuaded my electrician to get one of his contractor friends to come to our house and and see if he could solve the 13-year old leaky roof problems that we have been sadly experiencing. 

Well, good news! He did!

He did such a good job of solving our roof leaks (there were 3 major areas on the roof) that we decided to give him more work to repair and renovate other areas in our house – the jobs took around two months. That was how much we had done to our house.

Today, he has commenced on the painting of our whole house and we are so happy to see the house finally being 100% in tip top condition again. 

So, in  line with my “Recommending A Good, Reliable Chinese Physician/Doctor” article in 2013, I am now recommending this good contractor to you. 

Please note that I am not being paid to promote his services, but I am sharing his contact here because I understand that it can be so difficult to get a good contractor. 

What I also like about his service is that he is not afraid to get his hands dirty and jump into the job, and he was around our house for almost the whole duration of the job requirements. He was only away to buy materials. 

For example, he was on our roof top, with his workers, over the few days it needed to assess the cause of our roof leaks and during the repair job. He took videos and photos to show us so that we knew what was exactly going on up there (since we couldn’t get onto the roof and know what is really happening.) The videos and photos showed what caused our roof leaks and what remedies were put into place to seal the leaks. How great was that? 

He has a background in plumbing and tiling, and so he was hands on for those jobs in our house. 

I have heard of contractors who would just dropped off their workers and materials and they were not around to supervise the job and their workers. Some of them were like Project Managers, probably managing a few houses at a time and running all over the place and hardly being on-site to properly manage the home repair or renovation job. 

Because the boss (our contractor) was around most of the time, the workers were more careful with their work because their boss checked on them frequently. This was very assuring to my husband and I  because there is quality assurance for work done. 

So, if you are looking for a good contractor, do give him a call. You can even say that Happyhomemaker88’s Blog recommended him, as I have asked for his permission to write about him in my blog here. Lol!

    P.S. I forgot to add that Mr. Yap works with a close group of relatives and long time friends and they have been his sub-contractors for many years. So, there is good rapport between them and anything that my husband and I wanted adjusted, they quickly came to fix the issues. Overall, their quality of work is very good and I would definitely recommend them, too.

    The jobs I had done around my 3-storey house were :-

    1) 2 serious major leaky roof issues and 1 roof leak that was easily resolved (in my bedroom)

    2) removal, realignment and replacement of my back door

    3) redoing the waterproofing works in my bathroom shower and retiling job

    4) car porch extension, drains covered with tiles replacing the exposed metal drain covers. We have snakes and pythons in the neighbourhood and I got worried of snakes slithering into our house compound via the drains. Lol!

    5) one of my top floor bathroom area was leaking into the middle floor ceiling – investigative work was done and because there was a plaster ceiling on the middle floor, some waterproofing stuff was injected into the middle floor ceiling without having to remove the bathroom tiles. My bathroom had to be retiled for waterproofing because there was no plaster ceiling below it and we can’t do the injection method from below.

    6) the whole house grills were change to both metal and wrought iron types with new designs to prevent monkeys from entering our house. We get monkeys coming every day to our neighbourhood at 8am and 5pm and they had came into my house many times to steal food or make a mess. It was stuffy having to close the doors and windows most of the time. We felt like prisoners because of the monkeys! Lol!

    8) plaster ceiling redone for a few areas. The plaster ceiling guy was really meticulous and he took 4 hours just to conceal my new airconditioning piping – superb job.

    9) he has recommended a friend who is coming to our house to redo our curtains. I want to change the type as well as the materials of the curtains for our sliding doors and windows.

    10) painting of the whole house – exterior and interior. He brought scaffolding and a water jet pressure machine to clean the exterior walls properly before painting with a water proof sealer as the base coat. He told me that the previous painter used normal paint for the house exterior and that was why my paint didn’t last.

    He even gives a 5-year guarantee for my house exterior paint – if ever the paint peels, the paint company will come and redo the painting free of charge within the next 5 years.

    11) changing of bathroom and kitchen taps and fixtures…he helped to reroute the piping below the sink.

    12) he can even do a electrician’s work and we had our garden lights removed and we installed gate lamps instead. He changed our balconey lights to LED type ones.

    P.S. again – TNB 3-Phase Wiring For House Electricity Supply :-

    We had our house wiring changed to a 3-phase type but we went through another person, who was on the panel of Tenaga Nasional Berhad. He was a very nice old man and his price quotation was very reasonable. The old man has been in this line of work for 40 plus years that the people that he worked with are TNB senior managers already or have retired already. He also has a team of very efficient electricians/subcontractor who did a great job at our house.

    He holds a TNB licence (is that the correct way to say it?) and is registered with TNB. I went to TNB asking about applying for a 3-phase wiring for my house and they gave me a list of contractor approved by them. I chose this person on the list and my husband and I were very happy with his job. He also came back with a price quotation within 2 hours of me calling him. We got our 3-phase wiring all done up very fast within 2 to 3 weeks up to when the 3-Phase Meter was installed.

    So, if you are interested in getting him to do your house 3-phase wiring, let me know and I will post his details here.

      I am currently seeing a very good TCM doctor and I will recommend him as soon as I can confirm his good healing skills. My family and I saw him just 2 days ago and he was able to successfully treat all our ailments via TCM Accupressure treatment. I will write about this new doctor asap.
